Energy Performance Certificates
An Energy Performance Certificate (EPC) is an official document that outlines a property's energy efficiency rating on a scale from A to G, reflecting its running costs. This rating considers both the inherent energy performance of the property, including its structure, and the efficiency of its services such as heating, lighting, and hot water.

The EPC certificate also includes:

It's important to note that not all properties are occupied in the same manner. The energy efficiency rating is based on 'standard occupancy' assumptions (typically 2 adults and 2 children), which may differ significantly from how current occupants actually use heating and lighting.
When do I need an EPC?
In the UK, an EPC is necessary whenever a property is put on the market for sale or rent, or when a new building is constructed. The certificate is valid for a 10 years or until a more recent EPC for the same property is issued. It is advisable to provide the EPC to prospective buyers or renters as soon as the property goes on the market.
